What is an ideal budget for something like this? / How do I know what to budget for my project?
When budgeting for a renovation, there are many key factors that need to be taken into consideration. The job site needs to be assessed in order to provide an accurate quote, but we have provided you an approximate budget plan.
Budget Level 1:
No changes to plumbing locations or structural changes.
May include cabinet refacing, new small backsplash, new appliances/ bathroom fixtures, new light fixtures, paint, decor accessories.
Timeline: 1 Month
Budget: $15,000 - $30,000
Budget Level 2:
Possible changes to current floor pan, plumbing locations, mechanical locations.
May include new kitchen layout and cabinets, countertops, flooring, electrical work, furniture, new bathroom fixtures, appliances, paint, decor accessories, furniture.
Timeline: 3 Months
Budget: $30,000 - $80,000
Budget Level 3:
Sky's the limit! Changes to floor plan, additions added, full new kitchen, bathrooms, exterior work, electrical work, plumbing work, high end tiles, heated flooring throughout, shower saunas and jets, ADA grab bars/ ramps throughout home, heated garage, etc.
Timeline: 3+ Months
Budget: $80,000 and up.

What is a building permit? Will I need permits for my renovation?
Building permits are formal documents provided to you by the persons responsible for providing the Ontario’s Building Code in your area. These permits are issued to ensure your renovation is following the set standards for health and safety, fire, accessibility, and resource conservation.
Permits are very important to have if you wish to sell your home in the future. Each city has their individual set of guidelines and it is important to do your research for your area. Talk to your contractor for the permits required for your individual project.
Important: Always be sure to follow up with your contractors that they have closed all permits upon project completion. Open permits will prevent future selling of the home from going through.
Permits are required when you wish to:
- construct any new building over ten square meters in area or place another structure, such as a mobile home, on your property
- make renovations or repairs or add to a building
- change the use of a building
- excavate or construct a foundation
- construct a seasonal building
- undertake work regarding the installation, alteration, extension or repair of an on-site sewage system

What would be the cost difference between doing ___ ourselves vs. hiring a professional? (ex. painting)
Although the cost difference may sound appealing, the professional charge prices for many reasons that add value to your home. The difference in price between different companies/ trades will equal the value you receive and the experience that you will have. Trust your instincts on this and allow room in your budget to hire professionals. They will get your job done on time and will save you money in the long run by getting it done right the first time around. So put your feet up and relax! You will be so pleased you hired professionals.
Do these quotes I received seem reasonable to you? Why are they so different from each other?
People will often tell you to get 3 quotes for the service you are inquiring about. Once you get these quotes back - you are ultimately making your decisions based on prices.
A better approach is to do your research on contractors in your area and simply ask them for an average price they set for any type of renovations. This will give you an idea if they are in your price range. Then follow up asking them to have a conversation on the phone and simply ask them a few questions to see if you connect with their work style, ethics, and approach.
Prices are different from various reasons such as a more advanced contractor company will have several employees that are specialized in individual areas that provide excellent results. The companies that charge you higher will provide you items to make you feel confident in your decision! For example, computer rendered drawings, warranty agreements, permits, has a crystal clear and thorough contract, and takes care of their employees better than most with benefits and well- deserved pay.
